Mold PreventionAfter Water Damage

Mold needs moisture. Drying quickly and keeping humidity down is the most effective prevention, and it is far easier than removing growth later.

Key facts: Mold Prevention

  • Dry wet materials within 24 to 48 hours, the EPA advises.[1]
  • Keep humidity below 60 percent, ideally 30 to 50 percent.[1]
  • Some states license mold work, including Texas.[2]

How mold gets started

Spores are already present indoors. Give them a wet surface, organic material and a couple of days, and growth can begin. Cardboard, drywall paper and dust in carpet are ideal. Moisture control is the key step, and bleach alone will not solve it.

Prevention checklist

  • Remove wet porous materials soon
  • Keep drying equipment running
  • Measure humidity with a small hygrometer
  • Move boxes off basement floors
  • Fix the source of the moisture

Found visible mold?

The EPA says small areas under about 10 square feet can often be handled by a homeowner with suitable care. Larger areas, hidden mold or sewage-related growth call for a professional.[1] Texas rules set a separate threshold, so check with TDLR there.[2]

When prevention is no longer enough

If you see growth spreading, smell it strongly, or know that sewage was involved, stop and get professional help. Do not run the HVAC if mold may be in the ducts. Some states regulate this work, so ask about licensing. And remember that killing mold without fixing the moisture simply means it comes back, which is why the source always comes first.

Keeping humidity down after the crew leaves

The weeks after drying matter too. Run a dehumidifier in basements, use bath and kitchen fans, and keep stored items off the floor and away from walls. A small hygrometer shows you the number at a glance. If humidity keeps rising above 60 percent, something is still adding moisture, and it should be tracked down.
